How Much Does TCS Property Management Charge?
By Benjamin Oller, Principal at TCS Property Management · About the author
TCS Property Management charges from 6% of monthly rent for a single-family home, plus a leasing fee equal to one month's rent when we place a tenant. A single condo unit inside a condo association is $85 flat per month. Landlords with more than 5 units can get custom pricing. TCS has offices serving Philadelphia County, the Main Line, Montgomery, Delaware, Chester and Bucks Counties, and South Jersey.
That's the short answer. Below is the full breakdown, a worked example with real numbers, and answers to the questions landlords ask us most.
TCS pricing at a glance
- Single-family homes and rowhomes: from 6% of monthly rent
- Leasing fee: one month's rent, charged only when we place a new tenant
- Single condo unit in a condo association: $85 flat per month
- Portfolios of more than 5 units: custom pricing
- No fee on rent that isn't collected: the percentage is based on monthly rent
A worked example
Here's what two typical Philadelphia rentals would cost to manage.
An $1,800/month rowhome
- Monthly management: 6% × $1,800 = $108 a month
- Leasing fee: $1,800, once per new tenant
- If the tenant stays for a year, management costs $1,296 for the year, plus the one-time $1,800 leasing fee when they moved in.
A $2,000/month condo
- Monthly management: $85 a month, regardless of rent
- At a percentage rate, the same unit would cost $120 a month. The flat fee saves the owner $35 a month, or $420 a year.
Why condos are a flat fee
When your unit sits inside a condo association, the association already takes care of the building: the roof, hallways, landscaping, trash, and common systems. That leaves much less for a property manager to do.
What a condo owner mainly needs is:
- Rent collected on time
- A single point of contact for the tenant
- In-unit repairs handled quickly
Because the workload is smaller and more predictable, we charge a flat $85 a month instead of a percentage of rent. The higher your rent, the more you save.
What's included
Every management plan covers the day-to-day work of running a rental:
- Rent collection: monthly invoices to every tenant, follow-up calls to late payers, and online payment by ACH, credit card or cash through PayNearMe.
- Maintenance and repairs: 24/7 maintenance requests through the tenant portal, handled by our network of vetted contractors, or by your own contractor if you prefer.
- Bill payment: we pay the bills associated with your property. Any charges that are the tenant's responsibility are added to the tenant's ledger and collected the following month.
- Owner statements: a monthly statement showing rent collected, bills paid, maintenance costs and all other income and expenses, plus real-time access to your owner portal.
- Evictions: we avoid them wherever possible, but when one is necessary we work with experienced eviction attorneys and appear at every court hearing.
The leasing fee covers finding and placing your tenant: marketing the vacancy, showings, applicant screening and lease preparation.
Custom pricing for 5+ units
If you own more than 5 units, whether single-family homes, rowhomes, condos or small multifamily buildings, we'll put together pricing based on your portfolio. Larger portfolios usually mean more efficient management, and we pass that on.

How much is condo management in Philadelphia?
At TCS, managing a single condo unit inside a condo association costs $85 flat per month. Because the association handles the building, the fee covers what the owner actually needs: rent collection, tenant communication and in-unit repairs.
When do I pay the leasing fee?
Only when we place a new tenant. The leasing fee is equal to one month's rent and covers marketing, showings, screening and lease preparation. You don't pay it again while the same tenant stays.
