Conshohocken Is the Place to Be: Single-Family Rentals on the Main Line and Beyond
By Benjamin Oller, Principal at TCS Property Management · About the author
If you're looking for a single-family rental in the Philadelphia region, start in Conshohocken. It sits where renters want to be — on the river, at the Blue Route and Schuylkill interchange, and a train ride from Center City — and its rental demand is backed by a growing office and restaurant scene.
At TCS Property Management, we've followed our owners out of the city and into Conshohocken, the Main Line and the surrounding suburbs. Here's why single-family homes there are worth a serious look, even with mortgage rates near 7%.
The Conshohocken numbers
Conshohocken homes cost less than they did a year ago, while rents stay strong — a better entry point than investors have seen in a while.
- Median sale price: $481,681, down 7.4% year over year (August 2026)
- Price per square foot: $317, down 5.5% (August 2026)
- Days on market: 40, compared with 28 a year ago (August 2026)
- Median one-bedroom rent: $2,459 (July 2026)
- Median two-bedroom rent: $3,228 (July 2026)
Sources include Redfin's housing market data and Rentometer. Two things stand out: sale prices have softened and homes are sitting longer, which gives buyers room to negotiate. Conshohocken's rental stock is mostly apartments, so a well-kept single-family house with a yard and parking faces little direct competition.
Demand has deep roots. The borough is home to the headquarters of Cencora, formerly AmerisourceBergen, plus a dense riverfront office and dining district, the Schuylkill River Trail and regional rail into Center City.
One caution: Redfin flags about 17% of Conshohocken properties at major flood risk. Check the flood map before you buy near the river.
The Main Line, the suburbs and beyond
Conshohocken is the middle of the map, not the edge of it. On either side, investors face two very different markets.
The Main Line is appreciating fast. Philadelphia Magazine's 2026 market report found Wayne's median was up 25.1% to $1.125 million, Narberth up 20% to $750,000, and Radnor and Easttown townships up roughly 31–32%. Bryn Mawr's median sale price rose 23.9% year over year to $494,423 in August, according to Redfin. These are long-hold, appreciation plays backed by top school districts and renters who will pay for them.
Next-door towns still pencil for cash flow. Zillow's August 2026 typical home values put Norristown at $271,565 and Bridgeport at $352,226, below Conshohocken, with the same highway access a few minutes up the road.
Put together, the corridor lets an owner build a portfolio that balances the two: cash-flowing homes in the river towns and appreciating homes on the Main Line, all within a 20-minute drive.
Running the math at 7%
At today's rates, a single-family rental here is a total-return investment — rent, appreciation and loan paydown together — not an instant cash-flow machine. Buy right and finance smart, and it gets close to break-even from day one.
With the 30-year fixed rate averaging 7.03% in Freddie Mac's September 24 survey, here are four illustrative examples:
- $480,000 Conshohocken home, 25% down: $3,600 monthly rent assumed, -$408 monthly cash flow, $4,117 rent needed to break even
- $480,000 Conshohocken home, 35% down: $3,600 monthly rent assumed, -$88 monthly cash flow, $3,711 rent needed to break even
- $350,000 river-town home, 25% down: $2,800 monthly rent assumed, -$200 monthly cash flow, $3,053 rent needed to break even
- $350,000 river-town home, 35% down: $2,800 monthly rent assumed, +$33 monthly cash flow, $2,758 rent needed to break even
Assumptions are property tax at 1.75% of price, $150 per month for insurance, and 21% of rent set aside for management, maintenance and vacancy. Rents are illustrative; your property's numbers will differ.
The takeaways:
- Buy below the median. With Conshohocken prices down 7.4% and homes sitting 40 days, negotiate.
- Put more down or buy down the rate if you need cash flow now, then refinance if rates fall.
- Add value. A third bedroom, off-street parking or a finished basement moves rent more than it costs.
- Underwrite for appreciation honestly. The Main Line's recent gains are real, but plan as if growth is modest.
